SECORD TOWNSHIP PLANNING COMMISSION MINUTES
October 10, 2007

Meeting called to order @ 10:00 a.m. by Chairperson Mitchell

OLD BUSINESS:
1. Chairperson Mitchell issued Master Plan updated sheets to be inserted in current Master Plan booklets.
2. New Updated Secord Township zoning map was shown and will be framed for hanging.
3. Adopted Ordinances published in the Record . Discussion included updating our Zoning Ordinance book to
include all new ordinances and the new State mandated Ordinances
4. Discussion held on changing setback on property hi Secord Township from 40 ft front and back lot lines to
25 ft. to eliminate so many variance requests. Possibilities of changes included 40 ft. on water's edge and 25 ft
at the road side of property. Determination was made to leave setbacks as originally stated of 40 ft. front and
back until further notice or changes made by the Planning Commission.
5. Discussion held on Decks requiring a building permit with current restrictions. It was stated that decks can be
built with "no restrictions" at the present time. Also Jim Carroll was to discuss the taxation of a 2 story house
with a balcony over the lower section, with the Township Assessor to determine how and if taxation is involved
and if this constituted a "roof over a deck/patio".
6. Zoning Administrator asked if we should reword Ordinance on Non-conforming homes that were burned or
damaged being rebuilt on existing footprint of foundation and adding a second floor. Tabled for everyone to
review and come to December's meeting for discussion.
